August brought a noticeable shift in Maryland’s housing landscape. New listings across the state fell sharply—down 23.6%—and active inventory was also leaner by 13.7%. Yet, even with fewer homes available, the median price reached $445,000, and both median and average prices climbed around 2.4%. Home sales dipped 8.5%, with pending sales down just 1%. Having spent years navigating the Baltimore, Baltimore County, Harford County, Anne Arundel, and Howard real estate markets, I keep a close eye on these numbers to help clients understand what’s driving local trends and how scarcity can impact both buyers and sellers.
